    If you are representing sellers that you feel may be distressed, you may refer them to me to assess their situation.  It doesn't make sense to market a home for sale without some understanding of the seller's circumstances.  Even if the option is that the seller doesn't really want or need to sell their home, you will have created much goodwill with that "potential" seller.  Ultimately, they will likely return for your assistance to sell their home (and even buy a new home) in a better market.

Some of the other alternatives to foreclosure may include:

  • Loan modification or restructuring
  • Forbearance
  • Partial and Advance Claims
  • Straight Sale
  • Short Sale  (last option available in lieu of a foreclosure)

Any of these methods are less expensive to a lender.  The problem is getting the homeowner to understand the situation (and/or process) and taking some form of action.
